Construction Process


Before we start building there are a number of steps that need to be completed first. The building management will need to approve the fit out, this can take up to 2 weeks depending on the building. The design renderings will need to be approved and confirmed by the client. We then need to prepare construction drawings and elevations. Its a lengthy process, depending on how quickly the client can approve the designs can sometimes take up to 1-2 months to complete. Rest assured, once we have all necessary approvals and the build starts. MJPM will lead the project to completion. Our turnkey service means you won't need to hassle with any details.

House rules and protection work is crucial to protect anyone that enters the premises. OH&S is important for any kind of project, people always come first. Protection work prevents any damage to public areas while our project team moves materials in and out of the office during the build.

Site markings are done first. Allowing clients to visualize the actual size of each room and where the workstations and furniture will be located. This will give clients a good idea of space perception and to make any necessary changes before permanent structures are built, such as wall partitions. 


The average build takes about 7-8 weeks. The lead time for materials such as carpet, wall paper, floor boards, tiles can take 2- 4 weeks. Furniture can take up to 6 weeks to arrive! To prevent delays the project team tries to confirm everything early in the project.

Its important to not make any changes to the design once they have been finalized otherwise it can delay the handover date. 

Clients will be given a build out schedule to give them an idea on what to expect and when. Such as when the partitioning will be installed, electrical and power will be completed, AC and FS are up and running,  wallpaper, wall paint and floors are finished, built in furniture floors and loose furniture will be moved in.  This will also help clients to simultaneously plan their office move. 

We work with IT partners to synchronize their set up needs into the build schedule. Ensuring the server rooms, workstations, security access and internet are up and running by the time the build is complete.  

A bi-weekly progress meeting is scheduled with the client to provide a status update and answer any questions that may arise. 

Clients maybe worried that the project may not be completed in time. Its important to note that the site will still look raw until the last 2 weeks of the build. The floors and furniture will go in last. MJPM Design and Build are professionals and have never missed a deadline. 


Congratulations! The build is complete and office is ready to move in. MJPM provides a complete project management service. When the build is complete you will be able to just move in and start working! 

On the day of the handover our project team will do a walk through with the client and complete a handover checklist which includes counting the power sockets, light switches and data ports. 

Lastly, a final defect touch up is performed and a 6 month warranty is provided on the build.
